“We are excited to launch our Small Builder Program designed to develop lots for Atlanta’s hometown builders,” Parkland Communities President Jim Jacobi said. “The legacy recession lots are long gone, and most small home builders don’t have the time or resources to navigate the complexities of entitlements and development required to produce new lots today.”

As the Shop Local Shop Small movement became a popular, national effort in retail, Parkland Communities recognized the need to provide a similar situation for small Atlanta home builders. By focusing on developing lots for this often-overlooked segment of the market, Jacobi provides the means for local builders to continue to compete in today’s real estate market.

Parkland Communities Small Builder Program creates a new segment of business for the company. “We are actively searching for small parcels of land from 5 to 20 acres that can yield up to 50 lots” says Jacobi. The Small Builder Program is a joint venture structure where Parkland will fully subordinate developed lots to the home builder’s construction loan. This will, in effect, work to keep the small builders in business since no equity will be required. By subordinating lots to the construction loan, builders can do what they do best, build homes. When the home sells, Parkland Communities and the home builder will split the profits evenly.

“I’m excited to start scheduling meetings with small builders to find out what they build, where they are looking for land and what they need,” Jacobi said. “The big builders have the capital to buy numerous tracts of land to feed their machine and are squeezing out the small builders. This program is solely focused on helping the smaller guys stay viable.” The first project on the books is in Gwinnett County featuring 18 lots in the Mountain View High School district, sure to be a success for the right home builder.
