Parkland Residential, the build-to-rent (BTR) division of Parkland Communities, recently celebrated the grand opening of Morgan Park, a new rental community in Fayetteville, Georgia, with a ribbon-cutting ceremony attended by leaders from the City of Fayetteville.
City officials, development partners, members of the Parkland team and current and prospective residents gathered Feb. 27 to mark the milestone and officially welcome the community to Fayette County’s growing residential landscape.

Now leasing, Morgan Park has seen strong early interest from prospective residents and is already 20% leased less than one month after opening. The community features 124 rear-entry stacked townhomes designed around new urbanism principles and centered on a large community green that encourages outdoor gathering and neighborhood connectivity.
Morgan Park offers two open-concept floor plans designed to meet the needs of today’s renters:
- The Dogwood, a 1,950-square-foot home with three bedrooms, two-and-a-half baths and a loft.
- The Laurel, a 1,600-square-foot home with two bedrooms, two-and-a-half baths and a private deck.
Both plans include one-car garages, oversized primary suites with walk-in closets and dual-vanity baths. Kitchens feature quartz countertops and connect to spacious living areas designed for everyday living and entertaining.
The community also offers a range of amenities designed to enhance the resident experience, including a cabana, two pools, a large playfield and a dog park.
Located at 475 E Lanier Ave., Morgan Park provides convenient access to Fayetteville’s growing employment and entertainment destinations, including Trilith Studios and the future Arthur M. Blank U.S. Soccer National Training Center.
